Must not have even run the sink to test the drain for the leak. Was more interested in writing up $4k to $40k quotes. Spent an hour with my wife diagnosing the back up , snaked the drain, and we’re back in business.

Checked all operations in the cooling mode and inspected the furnace filter. I did find that the blower wheel was dirty and the static to be failing. Checked the outdoor unit and found all electrical components to be working and within spec. Found the refrigerant levels to be low, refrigerant was refilled with 2 lbs in 2018. Talked with the customer about findings and solutions to fix them. Customer decided not to do any repairs today.
Indoor Air Quality Enhancement: Responding to allergen concerns, our inspection identified a contaminated air filter compromising indoor air quality. We replaced the filter and recommended an air purifier installation for enhanced air quality. Regular air filter replacements and air purifier maintenance were emphasized to ensure continued indoor air quality improvements.
1/4/24 - Completed heating maintenance on one furnace. Changed the filter, took amp draws and temperature splits, cleaned the flame sensor, and checked bearings. Overall, the unit seems to be running fine at this time.
Arrived to do performance maintenance. Set up for combustion analysis and static pressure tests. Found that the system was operating beyond the maximum rated static pressure. Verified operation of all mechanical and electronic components in the furnace. Found that the inducer is leaking condensation into the furnace. Found that the furnace filter is packed with dust and debris. Cleaned the flame sensor and tested its performance. Checked blower for cleanliness and to see if there is any play in the bearings. Found that the fan is starting to get coated in dust debris. Checked systems heat exchanger to ensure proper venting of flue gas. Found bacterial growth present on the humidifier panel and on the basement vents. Verified operation of the humidifier. Found that the solenoid valve is not allowing water to flow. Performed an electronic gas leak search. Spoke with homeowner about solutions to the systems issues. With homeowners approval performed a blower cleaning and replaced the sole
Preformed maintenance on furnace for east side of house found high static in cooling mode found dirty blower fan and squirrel cage suggested blower clean also found capacitor for inducer motor was leaking acid upon customer approval replaced capacitor also suggested a I a q light and electrostatic filter for air quality . On west side furnace found everything checked out great only suggested an I. A. Q light for that system and electrostatic. I also brought up with the homeowner that there is no humidification on either system. The home has hardwood floors and in some of the rooms, ceilings and walls. Because of this, it would be highly beneficial to have a humidifier installed and at least one of the systems. it would also help with carrying heat. Keep the moisture in the winter. called sup out for further diagnosis on static air
HVAC Service: To address airflow imbalances and energy wastage, I conducted a thorough inspection of the ductwork and used Aeroseal duct sealing to thoroughly seal any leaks or gaps. This repair improved overall HVAC system efficiency and reduced energy consumption.
Upon arrival I checked all refrigerant components and checked the airflow through the system. Refrigerant levels were within factory specifications and I found the filter had become slightly dirty. I checked the static pressure and the blower wheel and found static was high and mostly coming from the return, and the blower was getting dirty. Upon customer approval we cleaned the blower and a supervisor is out evaluating static at this time.
8/28/23-performed cooling maintenance, washed condensor, took amp draws and delta, filter plugged upon arrival, changed and now has normal function, no issues found at this time
Arrived at 3:50. Found unit cooling as intended, looks like it went off on high head pressure, washed coil and found no issues at this time will attach picture of temp split. Watched it go from 82 to 79 in the time I was here.
Installed 50 gal. WH and installed PRV and set to 75 psi. Tested for leaks and cleaned work area. Presented work to customer.
